This address has been a highly in demand location for its connectivity to major highways and distance to the city. Within one junction away, residents can access to DUKE, NKVE, Jalan Ipoh, Jalan Kuching, Jalan Tuanku Halim and etc. Within walking distance, there is a existing KTM station to be connected via a covered walkway. Also the developer will be providing shuttle services to the upcoming MRT3 station. However, the existing site condition might be a concern for some as it's mainly used for industrial purposes. There are factories, warehouses, and heavy machinery workshops around the site and they might not be as presentable. Immediately next to the site, there are also 2 schools and residents must pay attention to the timing of congestion. Also because the main road is a primary road of connection for Segambut over to other locations, the traffic is rather heavy. The density of the building is similar to the other high rise developments around the area, but this is a pure residential project. My favourite element would be their approach to their theme around London railway. It just adds flavour and excitement to the spaces, somewhat balancing their extremely efficient floor layouts. With the number of units, the team manage to introduce this project at a very attractive price compared to the immediate surrounding. Personally I'm more excited to check out their almost completing phase 2, Legacy as that will give us a very clear picture of the end product of Tuan Heritage. As a architectural enthusiast, I think the building massing is very bold. The cascading effect around the facilities deck is just fascinating. But I'm not just too sure if I'm an owner that's responsible in maintaining it. Everything is within expectation from this particular developer. The only obvious setback would be the narrow entrance into the unit we visited due to the placement of a room within the front. But the best feature of the project for me would be the secondary access. But the empty plots of land around is a mixed signal for me. It can mean potential, also competition to my investment. But so far, the market around this location is not very receptive to office buildings still. It's still a heavy landed home preferred market. I was pretty confused around the project, especially when I got to the facilities deck. I literally thought the partition between components were a temporary measure, and when I discovered it was permanent I was shocked. From the scale model, it looked like a mistake. There is also lots of wasted space around the carpark area, which was very very weird. From an existing owner of a property around the area, I'm very excited to see new developments taking place. After visiting many of their past project, I finally understand all the design specifications within M Terra such as the landscape feature right in front of the entrance that extends the perspective, the speed ramps to accelerate the pace of getting home, the family oriented facilities, the interconnected floor plates that passively share lift access... My favourite would be the layout tweak that addresses the flaw of having a 3rd bedroom attached to the internal void. What a refreshing approach!! The only thing that buyers must manage in expectation would be the existing surrounding around the site. The housing developments were around for a very long time so they look old. Therefore there will be a mixed feeling when you have modern LRT connection along with old roads. This address has been a highly in demand location for its connectivity to major highways and distance to the city. Within one junction away, residents can access to DUKE, NKVE, Jalan Ipoh, Jalan Kuching, Jalan Tuanku Halim and etc. Within walking distance, there is a existing KTM station to be connected via a covered walkway. Also the developer will be providing shuttle services to the upcoming MRT3 station. However, the existing site condition might be a concern for some as it's mainly used for industrial purposes. There are factories, warehouses, and heavy machinery workshops around the site and they might not be as presentable. Immediately next to the site, there are also 2 schools and residents must pay attention to the timing of congestion. Also because the main road is a primary road of connection for Segambut over to other locations, the traffic is rather heavy. The density of the building is similar to the other high rise developments around the area, but this is a pure residential project. My favourite element would be their approach to their theme around London railway. It just adds flavour and excitement to the spaces, somewhat balancing their extremely efficient floor layouts. With the number of units, the team manage to introduce this project at a very attractive price compared to the immediate surrounding. Personally I'm more excited to check out their almost completing phase 2, Legacy as that will give us a very clear picture of the end product of Tuan Heritage. But this also shows that Segambut as an address is also going through lots of change, just like Dutamas and Mont Kiara.

We are already familiar with their amazing placemaking abilities, themed architecture and handcrafted landscapes, but beyond just buildings, we explored their Sustainable Development Goals initiatives. The team has allocated land and resources to preserve, study and raise awareness about how development can take place sustainably. For their Garden Homes, there's a debate between quantity versus quality of space. Personally, I enjoy having more daylight and ventilation in the house, along with a private outdoor space for my family. Meanwhile, this location might not be ideal for those who travel to KL City Centre every day. Although connectivity has drastically improved over the years with new highways, I still think that the distance remains a concern. Overall, I am a fan of their innovative efforts for landed homes, and this time they have even incorporated the science of sustainability.

Also the project is connected to the LRT station that is completing soon. Right in front, there will be a commercial area which gives residence a breathing space before arriving at the residences at the back. As a architectural enthusiast, I think the building massing is very bold. The cascading effect around the facilities deck is just fascinating. But I'm not just too sure if I'm an owner that's responsible in maintaining it. Everything is within expectation from this particular developer. The only obvious setback would be the narrow entrance into the unit we visited due to the placement of a room within the front. But the best feature of the project for me would be the secondary access. That drastically changed my entire perspective of the project for me.

First, what concerns me is the victim mindset of blaming everything instead of taking accountability. This was indicated on the choice of words and I suggested to change that. Beyond the project, there are also larger commercial units adjacent to it which further adds on to the convenience element. Just in case if the amenities within is not sufficient, within walking distance residents can use the public park, also the Setia City Mall. But the empty plots of land around is a mixed signal for me. It can mean potential, also competition to my investment. But so far, the market around this location is not very receptive to office buildings still. It's still a heavy landed home preferred market. I was pretty confused around the project, especially when I got to the facilities deck. I literally thought the partition between components were a temporary measure, and when I discovered it was permanent I was shocked. From the scale model, it looked like a mistake. There is also lots of wasted space around the carpark area, which was very very weird. And I suspect it was due to the partition between components again.

From an existing owner of a property around the area, I'm very excited to see new developments taking place. After visiting many of their past project, I finally understand all the design specifications within M Terra such as the landscape feature right in front of the entrance that extends the perspective, the speed ramps to accelerate the pace of getting home, the family oriented facilities, the interconnected floor plates that passively share lift access... My favourite would be the layout tweak that addresses the flaw of having a 3rd bedroom attached to the internal void. What a refreshing approach!! The only thing that buyers must manage in expectation would be the existing surrounding around the site. The housing developments were around for a very long time so they look old. Therefore there will be a mixed feeling when you have modern LRT connection along with old roads. Also, it comes with that usual trait of traffic congestion just like any other main address.

That has always been the main challenge for the project where the experience to the project is limited by the infrastructure. Roads are narrow, the housing typologies around are untidy, but that all changed immediately when we get into the project. It all starts from the sidewalks around the project, into the carpark, lobby, corridor, unit and facilities area. The entire experience felt almost like a resort, which immediately took me away from the external impression. This is heavily contributed by the architectural treatments around the central void area, which is very Japanese Garden inspired. The interplay between sunlight and natural materials is very tasteful. In the unit, everything is well designed but I wished the structural elements could be muted just a bit more. Their sizes are borderline intimidating, which is weird since the project is so low in density. The only part I'm a bit clueless would be the study area in the center, which led to door direction being opened in a unconventional direction. A common hindrance from horizontal high rise projects would be the distance to the facilities area for residents. Since different facilities are located at different blocks, the residents will need to walk and travel slightly before getting to enjoy them. However, due to the restricted building height, the views throughout the project is also limited. Overall, a very solid project in a location that's rapidly developing.

It's also a location filled in office buildings in abundance. Quadro Residences is located within. It is literally right in front of Traders Hotel and Exxon Mobil office, walking distance to LRT and MRT, walking distance to the park and it's just perfect if you love city life. However, this building has been around for 10 years therefore we can see some maintenance defect and weird approach within the building. For eg would be the lack of inclusivity elements for people with mobility issues, the afterthought of using the squash court as a gym for residents, the rental of the rooftop facilities to the public, basement carpark that is stuffy and tough to navigate around. But when it comes to the unit, it's just amazing. From the private lobby to the kitchen, then to the principal bedroom, everything is just awesome. The only element I would fix would be the air-cond compressor room that might be too loud at times, also the weird green perspex material within the bathrooms. Unfortunately for East Parc, the building setting is not exactly the best. It's located next to one of the busiest junction, next to the elevated part of Duke Highway, facing commercial buildings... In other words, it's just noisy. The project is also located within the commercial strip of the location, which might be a hindrance every residents drive back home. On weekdays it'll be packed with office workers. On weekends, it'll be packed with people for weddings or shoppings. Because of that, the entire experience throughout the building is just overwhelmed with the intensity of the surrounding. However, I enjoyed the common area designs such as the drop off, the corridor, the facilities deck, especially the dual access lift lobby for all floors. That's very luxurious. And the unit we visited was superb. The scale and flow of spaces were on point but we can never open the windows. This visit clearly demonstrates the fact that we are paying for more than just the floor, wall, and ceiling of any projects. The environment and setting defines the building too.

This is an absolute bonus if you are a hiking enthusiast because 5 mins away from site, there is a community hiking trail. And this is what I like about this project. It's located very close to the things we need as residents, but still a distance from them. For eg, the MRT station is 5 mins away, just not directly connected to it. The commercial area is 2-3 minutes away, just not under the residence. The city is also not faraway as the address is connected via MEX highway. These just highlights the serenity and privacy aspect of the project. That experience is further enhanced with the low density, the single loaded corridor design and the 19% land area allocation for landscape within the project. Their unit layout design then took me by surprised. It comes with the customizable element which lengthened the usage of the unit. The unit can be split into a dual key, at the same time flexible in the number of rooms. This is perfect for couples to move in and customise the space in accordance to their family planning progress. 5 to 8 years later, it can then be rented out to students from UPM or UNITEN. However, the site seems rather old as they have been around for some time. The architecture of buildings are aged but it also means that the community is matured. Also some extra pointers, please take note of the high tension cable, the upcoming affordable housing project, the pond, and the STP around the site as most of them are camouflaged by the amazing greeneries.

Everywhere I go, people always want to know what it's all about and this visit made it all clear. The developer is well known for crafting stunning landed townships, and they've embarked on an innovative movement by creating a unique layout for their new duduk series. Their ability to produces such a competitive product within that tight price range also saves a lot of resources for them. Sales of the duduk series increased greatly. Se.duduk D' Kajang goes a step further by plugging this new format into a pocket development. A brand-new move unlike their usual approach of having duduk product in their townships. Personally, I'm a fan of duduk, and the adaptation of the template to pocket developments makes total sense. Here we can see residential towers facing the beautiful lake where commercial lots are placed in front to leverage on the healthy traffic. However, competitive pricing is only possible with an extensive number of units. The site is also located adjacent to an industrial area resulting in a busy junction right in front. But my greatest concern is the mismatch of expectation that might occur, but we will only be able to witness that with their completed duduk series product.

As usual, the facade definitely makes a big impact from afar and their design DNA still flows through the entire project especially the specific rooms like the lounge, the lobby and the halls. However, with similar approach comes similar problems. The maintenance part of all the fixtures and furniture will be the struggle for the residents in the future. This project is located right next to the intersection between MRR2 and Jalan Cheras along the MRT track. With convenience, definitely it comes with congestion and tremendous noise as well. This particular site is also extremely challenging. It's narrow, it's tight but I'm happy to see the team made it through. In this visit, at least I've concluded my findings after breaking down their design approach to all of their projects. Their strategy of resources allocation is very different but so far it's still working.

Anyway, this is a boutique project located within Kuchai Lama, which is very popular currently due to it's brand new MRT station. This address has been around for very long and it's a favourite among the Chinese community due to it's location to the city. Within one road, we will be on Old Klang Road heading over to Midvalley. On the other side, we will drive to Bukit Jalil via OUG. 216 Residences has only 216 units, with 6 units only in one floor. I was absolutely delighted with the corner unit layout. It's massive, it's comfortable. Every room is generous. Although with some weird positions of the air-cond ledge and blower along with weird positions of windows, the unit is nice. However, I realised none of the corner units are for sale. Only the smaller units within the center of the floor plates are. This address has it's unique charm of convenience with chaos. You will have cars parked everywhere, local roads are like main roads, disorganized infrastructure, but people here love it. So better pay a visit here before considering to get one yea;)

Instead of that usual corporate towers after towers, here we have a public park with lakes and golf courses, also a walking connection to the Glenmarie LRT station. Also it's surrounded by public buildings such as a stadium, a community center, also a swimming club, contributing to the address being a very low density area. I also like the road accessibility that connects directly to LDP, Federal Highway, Subang, Subang Airport, NKVE, also Glenmarie. In contrast to our usual visits, the design philosophy of this project is very refreshing. The triangular residential tower is packed yet private, the facilities area is unique yet effective. Although there are a lot of 'wasted' area with such organic forms, they are all dressed up elegantly with landscape. The only thing I wish would be the tweak of the unit layout. It would be perfect if the bathroom was made into 2. Also if they could change the material of the handrail for the balcony. The placement of facilities might also be not as convenient as residents need to walk out from the main tower just to use it. Now I'm very excited to see more from this particular developer. This project is definitely above expectation.

Their strength of town planning is clearly demonstrated within the project when you have elements connected to each other via covered walkways and bridges across the busy Jalan Peel. Just by going downstairs, you will have F&B outlets, physio centers, coffee place, convenient store and if those are insufficient, you can walk over to Velocity Mall in less than 5 mins. The greatest strength for Sunway Velocity Two would be the strategic location. Not only it's located between 2 MRT stations, it's adjacent to a mixed development of Sunway Velocity, also 3 junctions away from the upcoming financial hub of TRX. But that's also the part where it gets complicated because the amount of projects in that location is also very high. All just trying to tap on the potential of this site. The facilities felt very focused. They really put in effort in those that matter the most, and left everything else rather bare. And it was a better choice to choose this layout of 2 bedroom and 2 bathroom unit instead of the other version due to the flexibility for the owner.

The first thing is the transparency of pricing. This audience shared about he bad experience of getting tricked several times. Next would be the moving permits. We need both for moving in, and moving out a stratafied project. And most of the time a deposit will be required. Also please do allocate more time for the moving process because anything can happen. In this experience, it rained heavily. Then there was a mistake made by the landlord. The loading bay was congested... It literally took a full day.

I am not a fan of the entrance to the development via the landed neighbourhood but the internal road gets wider than that. I was here when it was VPed, and 7 years later I am very impressed with the condition especially the facilities deck. But personally I'm more curious about the implementation of design philosophy by the team since this was already perceived as very high density back then. The science to not make people feel dwarfed or claustrophobic is then the magic formula for this developer. That centralized carpark that leads to it being a mega canvas for facilities. The limited number of units within a single loaded corridor in a floor plate that allows every bedroom to have windows. Private lobbies and communal area for each tower. Lots of hidden spaces within the facilities. These are the common moves they make in their new development but I'm looking forward for more.

That was my first response when I looked at the site. Due to the site restrictions, the entrance was confusing and awkward. The pedestrian access was lacking. The noise from NKVE was terrible. But everything changed from there on. In the facilities deck, I was really confused because I thought of this being more of an investment product. But the facilities are extremely well done catering to young families with kids. A double storey gym, also an open double storey basketball court with futsal court on top, a sky lap pool... It's amazing to see how they squeezed so many things within such a tight canvas. This unit layout that used to be less attractive due to it's singular bathroom format, might just make sense in today's context. I enjoyed the layout a lot where it's better than a studio because of the extra storage and room but it does not cost a lot more. Ultimately, this is the stretch of road that is almost terrible all the time. So please do take note and match that against your workspace yea;)

In my opinion, the only game changer will be the connection between Bon Kiara into the road in front of TWY. If that road really does connect, the dynamic of Mont'Kiara will change immediately. Relatively this phase is priced higher compared to the surrounding due to them being the last landed product within Eco Ardence. That brings the next concern of having more and more high rise buildings coming next due to the maturity of the township. Anyway, it's great to have a glimpse of my potential future home. This project has caught everyone's attention as it's located next to one of the most famous road in KL. Old Klang road has always been a transition spot from several popular addresses to KL City Center, such as Sunway, Puchong, Bukit Jalil, OUG, Kuchai Lama, Taman Desa and etc. Within this mixed development that consists of residence, retail, and offices, this feels different due to the active participation from the developer's team. They are heavily involved with the leasing process, they are investing in their own project, they are moving into the new office, they are managing the food court... This almost never happen as they have so many projects. That is why this project feels very different for me. However, the congestion and noise from Old Klang Road must be acknowledged before anyone decides to get into this project. Moving in and out from your home to office will be intense, but shorter since we are half way to KL already. Surprisingly from the visit, we discovered that within Block C and the facilities podium we won't feel the intensity of the main road as much. But maybe it's just constantly being amazed with all the great architectural expressions throughout the project.

This site is so amazing that it get to leverage on the existing connectivity and amenities around. Besides the main highways such as LDP, Federal Highway and Kesas, this site is incredible due to it's proximity to an existing LRT station. Also it's sandwiched between a hypermarket and a shopping mall, walking distance to SS15 which is the busiest commercial center of Subang Jaya. Also, Subang Jaya has reached it's state where compact sized units are in demand. The average sizes are around 550 sqft for 2 bedrooms. It may seemed too small in first glance, but there are existing projects in Subang with similar typology and their return of investment is incredible. However, in order to keep the selling price in control, the density of units is high. Especially within the floor plate where there are 41 units per floor. But it comes with 11 lifts that are divided into high and low floor access. Also there will be retail components below the residence for convenience purposes. It will be a nice continuation from Subang Parade to the the adjacent hypermarket. But if it's prosperous, it may cause inconvenience for residents to travel in and out from their home. Anyway, this is a very investment oriented project so make sure you use the calculator yea;)

From the initial stages when everything was still within planning, until today all of the plans are well executed. The amount of work and capital to develop a township is insanely high, but this developer is building multiple township at the same time. From the last visit, all remarks has been addressed. The lack of commercial area has been resolved by the completion of Temu, their latest shop offices. The rate of business opening just shows the high demand for commercial services. Plus the new Lakeside Mall is also going to open soon. In my opinion, their advantage is definitely their past successes on landed home designs. They have designed and built so many similar products and they get better one after another. Besides quality, the communication for the final product is also improving. Looking at the township now, it's gonna be self sustaining soon where residents don't have to leave the township at all. The existing amenities are matured enough to fulfill every need from the community. What's exciting would be the next phase, will people travel to City of Elmina for work? Can't wait for that to happen.

This project seriously demonstrated their townplanning ability in controlling the pace of development around their township. Sfera is gonna be one of the only project we see with link bridges all ready before the the actual building is constructed. So much certainty and confidence. Wangsa Maju has been a favourite location for many due to its connectivity to main highways, also the Sri Rampai LRT station is main driver for the location. But I'm most impressed is when the township is also a pilot project to be a carbon neutral township. This further elevates the living standards of the residents. They really get to live comfortably with all the convenience, yet in a very sustainable and clean manner. However, many other projects are trying to also leverage on the selling point of this location.
